About

Hi, I'm Emmy.

Since 2025 I have been the team admin and transaction coordinator for a residential real estate team in Milwaukee. I keep their files moving: deadlines, title, lenders, MLS, compliance, and the emails that keep clients calm.

I work remotely from Abuja, Nigeria, six to seven hours ahead of Central Time. That means a lot of your paperwork gets done before your day starts. You send me a signed offer at night, and the title order, lender intro and deadline calendar are waiting for you in the morning.

Before real estate, I spent four years in IT and systems work. I like building processes that make a team run smoother, and I like agents who care about the people they serve. If that sounds like you, we will work well together.

What I handle

Transaction coordination

From accepted offer to closing day, I own the file.

  • Read the signed offer and build the deadline calendar, with weekend and holiday rules applied
  • Order title, introduce myself to the lender, and follow up with the other agent
  • Send your buyer or seller a welcome email that explains every step and date
  • Track earnest money, inspection, appraisal and financing deadlines, and remind you before each one
  • Draft amendments and notices for your review
  • Keep your compliance file complete, then update the MLS once you close

Listing coordination

I get your listings live and keep them moving.

  • Check the listing paperwork for gaps before anything goes live
  • Enter listings in the MLS, pulling parcel data from county records when it is missing
  • Order signs and coordinate with photographers and stagers
  • Write reverse prospecting emails to buyer's agents when a listing needs a push

Team operations

For team leads who want the business to run without them in every detail.

  • Write step-by-step SOPs your agents will actually follow
  • Onboard new agents: welcome emails, CRM setup and database imports
  • Keep your CRM clean so follow-up and market reports work

Also, when you need it QuickBooks bookkeeping for real estate teams, and listing content such as Just Listed posts, flyers and short video edits.

How we start

  1. A 20-minute call.

You tell me how your business runs and where the paperwork is piling up.

  2. I learn your setup.

Your transaction platform, CRM, templates, preferred title company and lenders.

  3. You send me your next accepted offer.

I take it from there, and you see how I work on a real file.

  4. A weekly check-in.

Fifteen minutes on open files, upcoming deadlines and anything you want changed.

Proof

Things I've caught

The deadline that came after closing.

On a seller-side file, the financing commitment deadline in the offer landed 12 days after the closing date. I flagged it to the buyer's agent on day one, before it could become a problem.

The deal that wasn't bound yet.

A multiple counter-proposal came back looking accepted, but the seller's final acceptance signature was missing, two days before it expired. I raised it before we built a single deadline around it.

Seven gaps before go-live.

On a new listing, I found seven problems in the paperwork before it reached the MLS: missing listing dates, blank compensation, an undated condition report and more. The agent fixed them once, not after a buyer's agent noticed.

Books that hid the real production.

A team's QuickBooks showed only a fraction of its real income because closings were recorded after splits and fees. I rebuilt them deal by deal so the P&L showed what the team actually earned.

Things I've built

  • 50+ transactions coordinated since 2025, buyer side and listing side
  • 10 listings for one seller entered in the MLS in a single batch, with parcel data pulled from county records
  • A daily TC checklist covering nine phases from offer to post-closing, for each side of the deal
  • An SOP library for a growing team: listings, offer to close, buyer agents, onboarding and team meetings
  • A training reference covering every Wisconsin real estate form, so new agents learn which form to use when

Questions agents ask

Are you a licensed agent?

No. I handle the admin side of the transaction. Anything that needs a license, like negotiating or advising your clients, stays with you, and I always send drafts to you for review.

How does the time difference work?

I overlap with your mornings and early afternoons on Central Time, and I do the bulk of the work while you sleep. You get same-day replies during business hours and a clean file every morning.

Which states do you cover?

Wisconsin, plus other states where title companies handle closings, including Minnesota, Michigan, Iowa and Indiana. Ask me about yours.

Will you talk to my clients?

Yes, if you want me to. I introduce myself as part of your team, keep you copied, and write in a tone that matches yours.

How do you keep client information safe?

I work only inside your accounts and shared folders, never on personal storage, and I'm happy to sign an NDA.

What if I need more hours one month?

Retainer clients pay $16 for each hour over 30 a week. I'll tell you before a busy month pushes us over.

Your next accepted offer could be the first file you don't have to chase.
